I was pre-approved for way more house than I could actually afford.

Man that is such a real story, it happens to everyone. Banks just look at the top number you can maybe pay back, not your actual life with bills and broken stuff. Your buddy did you a huge favor showing you the real math. Figuring out your own number before you even look is the only way to not get house poor.

Honestly, that "50 year old rating" thing got me thinking. My dad's old lawnmower had a lifetime warranty from 1983, and they actually honored it last year when the wheel fell off.

A homeowner in Portland pointed out my ladder setup was too close to their siding

Oh man, I feel that... had the same thing happen on a job last year. Those foam mitts are a lifesaver, but on really uneven ground I started using a stack of those rubber leveling blocks under the feet. Lets you keep the ladder stable and still get that space from the siding. It’s a bit more setup time but saves a ton of worry.
