Rant: my realtor said to offer $15k over asking in a bidding war and I thought it was nuts

We won the house in Austin by writing a personal letter to the seller with our offer, which our agent said made the difference against a higher cash bid.

So what did you even put in that letter, @king.aaron? I've heard that works but always wondered what actually gets a seller to pick you.
