I finally figured out why my offer kept getting beat in Austin

Kept losing to cash buyers even with a strong offer. My agent showed me the seller's disclosure from a house we missed, and the roof was 25 years old. Now I ask for that doc before even seeing a place, and it saved me from a money pit last week. Anyone else have a must-check item on the disclosure?

Oh man, good call. I read a horror story about foundation issues that weren't listed, so that's my big fear now.

Totally get that fear about hidden foundation problems. My friend's place had a floor that sloped so much a marble would roll across the room. They found out the whole corner of the house was sinking slowly into old fill dirt. The repair quote made them feel sick. It's the kind of thing that keeps you up at night when you're house hunting.

Foundation problems are the worst because they can hide for years. My cousin bought a place where the cracks were just painted over. Ended up costing him almost thirty grand to fix the piers. Always worth the extra couple hundred for a really thorough inspector.
