Hot take: That "home inspector" my realtor recommended was just a friend of hers

I paid $450 for a guy who spent 20 minutes walking around and completely missed the cracked foundation that cost me $3,200 to fix, so has anyone else had a bad experience with a inspector who seemed way too chummy with the agent?

Oh man, that's infuriating! I had almost the same thing happen with a guy my agent pushed on me. He was done in like 25 minutes, barely looked at the crawlspace, and totally missed the leaking pipe behind the wall. Four months later I had mold growing in my laundry room and it cost me $2,700 to fix. When I called the inspector about it he just shrugged and said "well I can't see through walls." Then I found out later that the agent and him went to high school together and she gets a referral fee from him for every job. Total scam. I'll never use a realtor's buddy again.

Feels like everything's got a hidden handshake these days, from car repairs to dentist referrals. Trusting someone's "guy" just saves them time while costing you money.

That "well I can't see through walls" excuse really gets me. You're right, the whole system is rigged when agents and inspectors have that buddy buddy relationship. I had a similar situation where my agent's guy spent maybe 15 minutes in my potential house and missed a whole sagging roof that needed $4,000 in repairs. Looked him up later and found out he wasn't even licensed in my state, just had some online certification. Makes you wonder how many people get stuck with these kind of losses just because they trusted the wrong person.
