That trick with offering shorter lease terms got me a better rate on a downtown space

I was stuck trying to lease a 2,000 sq ft office in the Fisher Building for months until I proposed a 2-year term with an option instead of the standard 5-year deal, and the landlord cut the rate by $1.50 per square foot to make it work, has anyone else tried breaking the lease length pattern?

Learned my lesson the hard way (my first time I just walked in and got totally hosed). But then I found this site where you put in your credit score range and zip code, and it connects you with local dealers who are trying to clear cars off the lot. I ended up getting a price almost two grand under MSRP on a 2023 Civic, and the whole process was done through email so I didn't have to haggle in person. The trick is to wait until the last few days of the month, that's when salespeople are desperate to hit their numbers.
