Heard a lawyer say most tenants dont fight evictions even when theyre wrong

I was at a coffee shop in San Jose last Saturday and overheard a landlord's attorney telling someone that 80 percent of tenants just leave when served with a bad eviction notice. That blew my mind because I always assumed people would at least talk to a lawyer or legal aid. Is that really true, or was he just bragging about his win rate?

It's real. My friend Sarah got an eviction notice last year that was clearly bullshit, the landlord hadn't fixed her heat for two months and she stopped paying rent. She just moved out over the weekend like a month before the court date. I still give her crap about it because I told her to at least talk to legal aid but she said she didn't want the drama. Did she at least get her security deposit back?

Did she also leave her security deposit behind as a TIP for the landlord's trouble? Sounds like she was determined to win the award for World's Most Accommodating Evictee.
