I finally paid for a full environmental site assessment on a Corktown warehouse, cost me $8,500 and it saved the whole deal.

That is the definition of money well spent. People skip that step to save cash and end up in a world of hurt later. The peace of mind alone is worth it. Smart move getting it done.

People forget that report becomes a legal shield... if the city ever tries to blame you for old ground pollution you didn't cause. Had a friend in a similar spot, and that paper trail proved the mess was from a long-gone dry cleaner. Without it, he would have been stuck with the cleanup bill. It's not just about knowing, it's about having proof.

Honestly used to see those reports as just another box to check. Reading what @wendyk56 said about their friend really flipped that for me. It's not just paperwork, it's actual protection. The idea of getting stuck with a huge bill for something you didn't do is terrifying. Now I get why having that proof is the whole point. Definitely not skipping that step if I'm ever in that spot.
