The wood has so much character. I mean, it's way better than buying new stuff.

I'd probably sand all the character right off.

@chen.jamie, that 'sand all the character right off' worry is real. On an old oak floor last year, I skipped the big drum sander and used a detail sander on the edges and stains. It kept the nail holes and color variations that showed its age. A light pass with fine grit paper can clean things up without making it look new and boring. You just have to go slow and check your work often. Otherwise you get a floor that tells no stories.

Otherwise you get a floor that tells no stories" is a great way to put it. I used to go too hard on sanding too, @chen.jamie, but a job like yours changed my mind.
