Picked the loft conversion over the steakhouse space, surprised myself
I was dead set on taking that old steakhouse spot on Woodward for a pop-up market thing. Seemed like a no brainer with foot traffic. Then my buddy who does leasing pulled the numbers on the loft building across the street. Same rent per square foot, but the loft has this loading dock already set up and the steakhouse needed $12k just to fix the grease traps. I switched last minute and honestly the first event ran so much smoother. The truck drivers could back right in, no sidewalk chaos. Anyone else flip sides on a space based on hidden utility costs?
Twelve grand just for grease traps is wild. That is not a repair, that is basically a down payment on a whole different problem. I have seen kitchens where the old owners just kept pouring concrete over the trap instead of pumping it, and you only find out when the inspector shows up. The loading dock alone would have sold me though, because nothing kills a pop-up faster than a driver double parked on a busy street trying to hand truck stuff through a front door. Good call switching.
