Tenant ghosted me after I spent 3 days negotiating their lease terms

Give them a hard deadline with a clear consequence. Send a final email saying you need a response by 5pm Friday or the lease terms expire and the space goes back on the market. I had a tenant ghost me for over a week once, and that ultimatum got them to call back within 2 hours because they realized they might lose the deal. Just make sure you actually mean it or they'll call your bluff.

I finally tried the shop vac trick for a tough flue blockage

You mentioned "tough flue blockage" but you didn't say what kind of flue it was. If that was a gas flue with a smooth metal liner, the shop vac trick works great every time. On a rough clay tile flue though, you might just be pushing that debris deeper into a crack or loose mortar joint, causing a bigger problem later.

Actually saw those downtown redevelopment numbers add up in person

Yeah but I gotta push back on that just a little. I mean sure those numbers are real and all but I wonder how much of that is just landlords finally asking what the market can bear after years of sitting on empty space. Downtown was dead for so long that any bit of life looks like a boom, you know? And that whole creative firms wanting to be near each other thing, I hear that too but I've also seen plenty of those same companies pack up and leave when their three year lease is up because they realize the foot traffic still isn't there. Like my cousin works at one of those marketing agencies and they moved into a fancy new building downtown last year but half the team still works from home most days so it's not like they're actually filling up the streets.

Hit 120 shutters repaired last month and something felt off

Saw a post on LinkedIn the other day from a framing contractor who said he started tracking "rework hours" separately and it opened his eyes big time. He realized the money he thought he was saving by rushing was actually getting burned up in callbacks and patching things later. Once you start seeing that number climb, it really makes you slow down and think about what matters.
