Title search took six weeks for a Dearborn strip mall
I was trying to close on a small retail unit in Dearborn and figured the title search would take a week tops. Turned out there was an old easement from 1987 that nobody had recorded properly, plus a lien from a defunct dry cleaner. Six weeks later we finally got it sorted, but has anyone else hit a wall with title issues on older Detroit area properties?

Figured title stuff was always pretty cut and dry, but that 1987 easement story is exactly why I changed my mind. I used to think old properties just meant old pipes and paint, not legal landmines. Got burned once on a place in Hamtramck where a family trust from the 90s had a shared driveway clause nobody mentioned until closing. Now I tell everyone to budget an extra month for anything built before like 1995, cause those dead dry cleaner liens are sneaky. Your six weeks is brutal though, I would've lost my mind.
