Dropped $3,400 on a sewer scope before buying a spot on Michigan Ave and it saved me from a $60k mess
Almost signed the papers on a small building near Michigan Ave back in March. The seller's guy said the pipes were fine, original but fine. I paid $3,400 out of pocket for a sewer scope anyway, which felt dumb at the time. Camera found a collapsed clay line under the alley and roots in the lateral. Repair quotes came back between $48k and $60k. Walked away that same week. My buddy skipped the scope on his place in Southwest and ate a $22k dig two summers ago. Anyone else here always scope before closing, or do you roll the dice on older Detroit stock?
Had a friend do the same thing on a place over in Corktown, skipped the scope to save a few bucks and ended up spending $18k on a new line six months later. That $3,400 you paid looks like the cheapest money you ever spent. Old Detroit stock always hides something underground.
