Dropped $2,800 on new windows for my Liberty Street building back in 2017

I own a small retail spot near Eastern Market and the old single-panes were leaking heat like crazy. Got a quote from a company called Detroit Window Works and figured it'd pay off in a few years. Well, my heating bill dropped almost 40% that first winter, so I'd say it was money well spent. Anybody else put money into an old building and actually see a return?

Honestly, I gotta push back a little here. I did the same thing on my place near Eastern Market back in 2015 and yeah, the bills dropped at first, but by year three the savings were barely there. The seals on those new windows started leaking cold air again after two winters, and I ended up having to pay for extra caulking and weather stripping on top of it all. Ngl, the upfront cost hurt and the long term payoff just wasn't as big as people make it out to be. Maybe I got a bad crew or cheap glass, but I'm still sitting here wondering if I should've just patched the old ones. Tbh, window replacement feels like a gamble unless you really know the installer and the product.

oh man, totally agree with you on that. I did the same thing for a little duplex I own over in Hamtramck around 2016. I think I spent like $3,200 on these triple-pane ones from a local crew and I was nervous as hell about the cost at first. But seriously, the next winter I was cranking the heat way less and my gas bill was almost half of what it used to be. Its one of those things where you just gotta trust that the upfront pain is worth it down the line, and in my case it definitely was.

Wait, you did half your gas bill with just window replacements? That's solid. In my experience, you gotta make sure the crew does a good seal around the frame too, not just slap the glass in. I helped a buddy in Dearborn do his place a few years back and the savings were good, but he lost some of it cause the old caulk was cracked. @elliot_johnson31, did you guys redo the trim and weatherstripping while you were at it, or just swap the panes?
