Can we talk about why everyone is obsessed with downtown lofts but ignores the Midtown warehouse spaces?
I've been looking at commercial spots in Detroit for about six months now for a small workshop setup. Everyone I talk to is going crazy over those lofts near the stadiums, but I spent a Saturday walking through a warehouse off Rosa Parks near I-94 and it was a third of the price with way more square footage. The ceiling height alone made it worth it, plus the concrete floors are perfect for heavy equipment. Am I missing something or are people just paying for the neighborhood name?

oh hard disagree honestly, the midtown spots are cheap for a reason like bad parking and zero walkability after dark lol. @theac63 mentioned foot traffic mattering and paying for the zip code is exactly why those downtown lofts hold value better if you ever try to sell.

Jumped into the same search a couple years back for a pottery studio and learned this the hard way. The lofts near the stadiums are basically paying for the zip code and the fact you can walk to a bar after work. But the Rosa Parks warehouse spots I looked at had way better insulation, thicker walls for noise, and landlords who actually let you bolt stuff into the floors. The catch is you gotta deal with less foot traffic if you ever want retail and some of those buildings have weird zoning quirks that kill certain businesses. Check if the warehouse is zoned for light manufacturing or just storage saved me a headache.
