Had a buyer last week who insisted on seeing 12 houses in one afternoon back in 2015, and now I'm still waiting for their pre-approval to come through before I can even schedule a showing.

Three years ago I showed a couple 8 properties in a single Saturday, they ghosted me for two months, then called me last week asking if any of those same houses were still available and got mad when I said three had already sold.

Stopped doing same day marathon showings altogether after getting burned like that a few times. Started requiring a pre-approval letter before even sending out a list of houses, let alone setting foot in one. Told people straight up it saves everyone time and headaches. Lost a few tire kickers but the serious buyers actually thanked me for it.

Pre-approval is the only way. Weeds out 90% of the nonsense before you ever start the car.
